IT'S MY BIRTHDAY!

Today is my Birthday and I can't wait to celebrate. As I reflect back on this past year, I think about how blessed I am to have family and friends WHO SUPPORTS ME. This year I achieved many of my goals and look forward to achieving more. One of the greatest things that happened this year was closing my probate property for Mary Kirk. The process was long and tons of work but I was up for the challenge, so much so that Mrs. Kirk's blessed me with a gift after the deal closed. She truly appreciated all the work I did and I was glad to have her as a client. We were a great team!

My advice to my clients - avoid probate all together by getting a living trust.

FACTS:

1. With a living trust, your assets (your home, bank accounts and stocks, for example) are put into the trust, administered for your benefit during your lifetime, and then transferred to your beneficiaries when you die.

2. Probate can take more time to complete than the distribution of property held in a living trust. In addition, assets tied up in probate may not be as readily accessible to the beneficiaries as those held in a living trust. And the cost of a probate is often greater than the cost of managing and distributing comparable assets held in a living trust.

3. Probate is a legal proceeding overseen by the state that begins following your death. With a living trust, any property held in the trust is exempt from the probate process. This means your beneficiaries receive their inheritance much more quickly and the contents of your estate remain private.

 

So make sure to get a LIVING TRUST!

FACTS:

ROOF LEAKS - This is how you can check to see if the roof is good. Leaky roofs is a major cause for needing a new roof because it will surely leak while it's raining.

ODORS - When it rains odors tend to be more noticeable and this is when the nose detector comes in handy for MOLE. It will be a musty, mildew smell. Yikes!

DRAINAGE - You will be able to see how well the drainage system works in the properties you like. This could pose a plumbing problem and can we say EXPENSIVE!!!!!!!!!! Also termites live in moist areas, so you want to make sure you know that their is not water building up underneath the house.

If possible take a professional with you or your Realtor to help you notice the signs of a bad property.
